Leasing Agent

Cohen-Esrey Communities, LLC. is currently seeking a Full Time Leasing Agent for the Boulevard Town Homes property, located in Springfield, IL. The salary is $13.00 - $15.00 per hour (negotiable), offering a bonus structure of $50.00 per unit leased, and as an additional benefit, a potential onsite apartment accommodation. This position will ensure that CE standards of excellence and Customer Fulfillment are provided in every resident, vendor and property team interaction through effective Customer Service.

Leasing Agent:
  • Interacting positively with residents, team members, vendors and the general public and creating positive and lasting impressions
  • Building relationships that will support fulfilling current residents’ needs and requests and maximize our potential with new residents in the future
  • Converting calls to tours, tours to leases and internet leads to tours and /or leases
  • Ensuring the leasing office, tour path, model(s), vacant apartments, amenities and general curb appeal of the community is pleasing to all five senses
  • Marketing the community and amenities to close sales and maintain high occupancy
  • Ensuring excellent follow up and follow through with prospective residents
  • Preparing all lease and renewal paperwork accurately, including processing applications, welcome letters, lease files, renewal letters and leases, notice to vacates and any other forms utilized that relate to leasing and resident relations
  • Greeting prospects, qualifying them by covering all appropriate criteria (ask questions and completing guest cards
  • Recording all telephone and in-person visits immediately afterward on appropriate reports
  • Filing guest cards and maintaining these files according to established procedures
  •  Inspecting models and available market-ready apartments and communicating related service needs to the Property Manager
  • Demonstrating community and apartments/models, applying product knowledge to clients’ needs by   communicating the features and benefits and closing the sale
  • Requesting prospects complete applications and securing deposits in accordance with the company procedures and Fair Housing Act requirements
  • Processing applications, submitting processed applications to the Property Manager for approval and following up with applicants regarding status
  • Typing leases, completing appropriate paperwork and inputting information into the OneSite System accurately and on a timely basis
  • Reviewing leases with the Property Manager prior to obtaining signatures
  • Updating the property’s availability report
  • Ensuring apartments are ready for residents to move in on agreed date
  •  Following-up on prospects that did not close immediately and attempting to close the sale again
  • Referring prospects to sister communities to meet their needs (if applicable), if it is not possible to meet prospects needs there
  • Securing new residents’ signature(s) on appropriate paperwork prior to move-in
  • Orienting new residents to the community
  • Assisting in monitoring lease renewals and distributing and following-up on renewal notices
  • Monitoring advertising effectiveness and gathering and filing information about market competition in the area
  • Maintaining accurate monthly commission records on leases and renewals for bonus purposes
  • Implementing policies of the community consistently

Basic Qualifications include:
  • High School or GED
  • Proven 2 years as a Leasing Agent
  • Proven 2 + years with Microsoft Office

Preferred Qualifications include:
  • Experience in Sales
